This conservation easement protects 990 acres of oak, mixed hardwood, and pine forest lying in the Lost/Cacapon River watershed, a scenic and mountainous rural area. Full Project Description

This conservation easement protects 990 acres of oak, mixed hardwood, and pine forest lying in the Lost/Cacapon River watershed, a scenic and mountainous rural area. Other public and private lands in the watershed protecting scenic open space and water quality include George Washington National Forest, Lost River State Park, Cacapon State Parks, The Nature Conservancy's Ice Mountain/Raven Rocks reserve, and conservation easements held by the Cacapon and Lost Rivers Land Trust and other land trusts.

Wildlife habitat: Clarksburg soils on the property provide good habitat for woodlands wildlife (e.g. deer,grouse, turkey, squirrel, raccoon, and grey fox) and open land wildlife (e.g. rabbit, woodchuck, red fox, quail and dove). Murrill soils also provide good habitat for woodland wildlife.

There are streams and sinkholes on the property.

The property is scenic and may be viewed by the general public from Routes 23/13, 814, or 55/1 and from Warden Lake, a popular fishing and camping area.

Management: the easement requires a forest management plan for timber harvest.

Conservation Mission
The Potomac Conservancy’s primary focus is to restore water quality by advocating sound policy and promoting thoughtful land management. The Conservancy protects and restores Potomac landscapes by enhancing a network of rivers, forests, and natural areas. The Cacapon and Lost Rivers Land Trust assists landowners and communities in maintaining healthy rivers, protecting forests and farmland, and preserving rural heritage for the enjoyment and well being of present and future generations.

The purpose of this conservation easement is to preserve and protect the environment of the property and to maintain permanently the open-space values of the property and the dominant scenic, topographic, cultural, relatively natural habitat and woodland character of the property.
